- Because you're collecting payment yourself, you are responsible for your own income reporting. Book My Points will not issue a 1099-K during early access.
- The "Mark payment received" button in your portal records the transfer for the booking timeline; it does not move money.

This is not a tiered commission. There is no "premium owner" cut. During early access, there is no booking fee at all — the guest pays you directly for 100% of the hotel cost. We just help facilitate.
Why we exist
Recover the cost of unused points. Give a guest another way to book.
Maintenance dues show up every year whether you book a stay or not. Surplus points are essentially prepaid lodging that vanishes if you don't use them by the deadline. Meanwhile, travelers pay inflated cash rates for the same resorts you have access to.
Book My Points matches those two needs. You receive 100% of the stated hotel cost, which can offset maintenance dues. The guest sees a transparent rate based on the points used for the reservation.

These aren't mutually exclusive. Many owners list a full week on RedWeek for one trip, swap a week through Interval for another, and use Book My Points for the leftover points.
From request to payout
Six steps, no surprises.

Apply once.
Tell us which programs you participate in. MVC owners complete the full application: proof of ownership, contact info, terms. Admin reviews in 48 hours.

Self-report your point balance.
Banking deadline, use year, current balance. We use this to filter which requests notify you. Point balance doesn't affect lottery priority — that's determined by karma, earned through referrals.

Wait for matched requests.
When a guest's request is eligible for you, you're entered into a karma-weighted random lottery. The first owner has 15 minutes to acknowledge before it's available to the next; after acknowledgement, an exclusive ~1-hour window to draft a proposal.

Draft the proposal.
You see the guest's criteria and a points budget. You pick a specific resort + dates + room type within their constraints, and craft a proposal you can book. The guest reviews and confirms or declines with a reason.

Book + share confirmation.
Once the guest confirms, you book the reservation with your points and add the guest's name. Share the confirmation number with Book My Points. We verify it directly with the resort.

Get paid.
During early access, you and the guest arrange direct payment using a method you both agree on (Zelle, Venmo, etc.). Once the funds clear, mark payment received in your portal to record the transfer in the booking timeline.
You can also decline any request offered to you — no penalty. A karma reputation penalty only applies if you acknowledge a request and don't actually craft a proposal. Acknowledging is a commitment to follow through.
How priority works
Karma is the lottery weight. It's not for sale.
Higher karma = more lottery tickets = higher probability of an earlier queue position on each request. There's no "premium owner" tier and no way to buy your way to the top. Payouts are 100% of the hotel cost via ACH through Stripe Connect — real dollars, never gift cards or credits.

We don't currently support: developer-direct points without ownership transfer to your name, points held in trust without your name on file, or programs not listed above.

What does “100% of the hotel cost” actually mean?
The hotel cost is your point balance × the program's points-to-dollars rate. During early access, that's exactly what the guest pays you directly — no commission split, no platform tier cut, and no booking fee.
Do I have to take every request?
No. The lottery offers requests to you. There's no penalty for declining or ignoring. The penalty (default 500 karma) only kicks in if you acknowledge and don't follow through.
What if a guest cancels after I've already booked the room?
Before the guest confirms the proposal, the request can be cancelled without charge. After confirmation, the guest's selected refund policy determines the minimum outcome. Bookings within 65 days of check-in are non-refundable so you have five days to cancel through MVC before its 60-day Holding Account penalty begins. We review edge cases with you.
Do I have to talk to guests?
There's a chat thread for each booking. During early access you'll also coordinate direct payment with the guest there. The platform handles verification and disputes.
What does this cost me?
Nothing. During early access there is no booking fee at all — the guest pays you 100% of the hotel cost directly.
Will I get a 1099?
Not from Book My Points during early access — because the platform isn't collecting or disbursing payments, you're responsible for your own income reporting on direct payments received. When full payment processing launches, Stripe will issue a 1099-K once you cross the IRS threshold.
Can I refer other owners?
Yes — every owner has a referral code. Refer another owner, they get approved, they stay active, and you receive bonus karma. Referrals also work for guests (karma based on hotel cost).
