What you should know up front

A card hold goes up at booking — not a charge. We capture the actual amount only after an owner has booked the room and we've confirmed it directly with the resort.

Pick more resorts, give a wider date range further out (up to 13 months), travel during off-peak times, and your odds go up.

If your booking can't be filled within a week, the hold is automatically released. We don't charge you or keep your hold open hoping. That matters.
The full flow
01
Browse and shortlist resorts.
Filter by location, climate, beach vs. mountain vs. urban, room size, kitchen, kids' programs. Add as many resorts as you'd consider. Resorts are listed in randomized order — no pay-to-play featured slots.

Configure your request.
Dates (preferred + acceptable window), room type, view preference, guests, max budget, and refund policy. A card hold goes up for max budget plus the booking fee. No charge until confirmed.

The lottery runs.
Eligible owners are progressively given access in karma-weighted random order. The first to acknowledge gets an exclusive window — typically about an hour — to draft a proposal.

You see the proposal.
Email magic-link gets you to your booking page and the chat thread with the owner. You can confirm, decline (with a reason), or ask questions.

You confirm.
The owner books on Marriott. They share the confirmation number with us. We call the resort to verify. Your card is captured for the actual cost plus the booking fee.

You stay.
The reservation is in your name. You check in like any other guest. After check-out, a 14-day dispute window runs — flag any issues during that period for admin review.

Common questions
Because you're paying against the owner's points cost (which they've already paid for via maintenance fees), not the resort's published cash rate. The economics are owner-direct. The booking fee on top is what funds the platform and administration.
Yes. Owners are allowed to use their points to make reservations for others, and you're paying the owner — not the resort — for that service. We add a booking fee for the matching, verification, and payments infrastructure.
If an owner fails to book a confirmed request within the required time, your booking goes back into the queue for another owner to pick up. You won't be charged until a successful booking is confirmed. If an owner cancels your reservation after booking is confirmed, contact us and they'll be blocked from the platform.
Only what the resort needs to put your name on the reservation, and only after you confirm the proposal. Not before.
