MVC Cancellations and Holding Account Points, Explained

Cancel an MVC reservation 61 days or more before arrival and the owner generally gets the Club Points back without a Holding Account restriction. At 60 days or less, those points become much harder to reuse. That difference is why Book My Points sets clear refund terms and uses a 65-day cutoff.

An MVC cancellation has two separate consequences. The guest may be owed money under a rental agreement, while Marriott decides what happens to the owner's Club Points. Those results are related, but they are not the same transaction.

Marriott's published rule for a standard points reservation changes at 60 days before arrival. Book My Points uses a 65-day cutoff so the owner has five days after receiving the guest's cancellation notice to complete the cancellation through MVC before the Holding Account penalty begins. The extra five days protect the owner's ability to recover unrestricted points; they are not a Marriott rule.

What Marriott does with the owner's points

For ordinary MVC resort reservations, an owner who cancels 61 days or more before check-in generally receives the Club Points back without the Holding Account restriction. From 60 days through the day before check-in, Marriott generally returns the points to a Holding Account. Cancelling on the arrival date forfeits the points.

That table describes the standard MVC resort rule. Hotel Collection reservations, promotional products, premium points, and some international clubs may have different forfeiture periods or exceptions. Owners should read the terms attached to the actual confirmation before cancelling it.

A Holding Account is a restriction, not a refund in full

The point total may reappear in the owner's account, but its usefulness changes. Holding Account points generally can confirm only eligible travel beginning within 60 days of booking. They cannot be banked or transferred, and they keep the applicable expiration date. Marriott also excludes several redemption choices, including conversion to Bonvoy points.

That creates a narrow salvage window. The owner must find suitable short-notice inventory, have time to travel or find another guest, and complete the stay before the points expire. A returned balance therefore does not mean the owner has been made whole. If the owner cannot use those restricted points, the economic loss can be close to the value of the cancelled reservation.

Reservation changes can cause the same problem. Marriott says points released by shortening a stay outside the booking window originally used may move into a Holding Account. An owner should not assume that trimming a night is harmless simply because the rest of the reservation remains intact.

Why our cutoff is 65 days, not 60

The owner cannot act until the guest's cancellation notice arrives. Once notified, the owner still has to reach their MVC account or Owner Services and complete the cancellation. Weekends, time zones, and temporary account or support delays can consume that time.

The 65-day cutoff leaves the owner a five-day action window before Marriott's 60-day boundary. Inside that margin, every Book My Points booking is treated as non-refundable for a guest-initiated cancellation. This does not assert that unrestricted recovery is impossible on day 64. It avoids promising a refund when the notice no longer leaves the owner a reliable amount of time to cancel without the Holding Account penalty.

The stated policy is a minimum. If an early cancellation is completed in time and the owner can document that the points returned without restriction, Book My Points may approve a more generous result. Guests should not book on the assumption that an exception will be available.

How Book My Points refund choices work

A guest chooses a refund policy when submitting a request. Owners see that policy before accepting the work. Until the guest confirms an owner's proposal, the request can be cancelled without charge. Once the guest confirms, the owner is authorized to turn points into a real reservation and the selected policy becomes binding.

The percentages apply to the villa cost. For a platform-settled booking, the Book My Points booking fee is not refunded after verification when the guest initiates the cancellation. Direct-payment early access has no platform booking fee. If the stay is within 65 days of check-in, all three choices become non-refundable. The rental agreement shown for the booking is the controlling document if it differs from this general explanation.

Guest cancellation process

  1. Before confirming a proposal: open the booking status page and select Cancel request. No money has changed hands in direct-payment early access; in platform settlement, the card hold is released.
  2. After confirming a proposal: use the booking chat or contact guest support rather than asking the owner to cancel immediately. Include the booking number, the reason, and the date you first requested cancellation. The team checks the signed agreement, check-in date, settlement mode, and reservation status.
  3. Wait for written instructions: the owner should keep the Marriott reservation intact while the refund decision is reviewed. Cancelling it prematurely can move the points into a Holding Account or forfeit them.
  4. Complete the agreed refund: in platform settlement, Book My Points processes the approved amount. During direct-payment early access, the owner returns any amount due because Book My Points never held the payment.

Travel insurance is worth considering when airfare, school schedules, illness, or weather could force a late change. A refundable rental policy does not replace coverage for flights, medical costs, or other parts of the trip, and every Book My Points reservation becomes non-refundable inside 65 days.

Owner cancellation process

  1. Do not cancel on a guest's informal message alone. Keep the confirmation in place and reply in the booking chat so the request and timing are recorded.
  2. Check the exact Marriott consequence. Note the days until arrival, the Use Year and expiration date of the points, whether any points were previously banked or borrowed, and any special terms on the confirmation.
  3. Wait for the platform's decision. Book My Points applies at least the selected refund policy and may approve a larger refund when the owner agrees or unrestricted points were recovered.
  4. Cancel or modify only after the plan is confirmed. Save Marriott's cancellation receipt and a screenshot showing whether points returned normally, entered a Holding Account, or were forfeited.
  5. Handle the financial result. Platform payouts are adjusted to the approved amount. In direct-payment early access, return the agreed amount to the guest through the documented payment channel and confirm it in the booking chat.

When a guest cancels, an owner's booking karma is restored because the failure was not the owner's fault. An owner who cannot fulfill a confirmed booking should contact Book My Points immediately. Owner-side failure is reviewed separately, may prevent payout, and does not receive the same automatic karma restoration.

Three examples

A fully refundable booking cancelled 100 days out: the guest receives the villa cost back. If it is a verified platform-settled booking, the booking fee is not returned; direct-payment early access has no platform fee. The owner cancels more than 61 days before arrival and ordinarily receives unrestricted points with their original expiration date.

A partly refundable booking cancelled 75 days out: the guest is guaranteed 50% of the villa cost. The owner keeps the other 50% under the agreement, even though Marriott may return the points without a Holding Account restriction. The owner may voluntarily approve a larger refund, but the guest cannot rely on one.

A booking cancelled 40 days out: the guest-initiated cancellation is non-refundable. Marriott ordinarily returns the owner's points to a Holding Account, where the owner must find eligible short-notice travel before the points expire. The fact that points reappear does not erase the owner's loss of flexibility.

Owner or resort failure is different

The policy above covers a guest choosing to cancel. If the owner fails to book, removes the guest, or cancels a confirmed reservation, Book My Points attempts to rematch the stay and applies the owner-failure protections in the signed rental agreement. A resort closure or program-side cancellation is also reviewed on its facts rather than automatically treated as the guest's change of plans.

During direct-payment early access, Book My Points can review the record and help mediate, but it cannot reverse money it never held. The owner remains responsible for returning any refund required by the agreement. This is one reason both parties should keep payment and cancellation discussions in the booking chat.
