Maintenance dues show up every year whether you book a stay or not. Surplus points are essentially prepaid lodging that vanishes if you don't use them by the deadline. Meanwhile, travelers pay inflated cash rates for the same resorts you have access to.
Book My Points puts you on the same side as the people staying in your resort. You receive 100% of the hotel cost — enough to meaningfully offset or fully cover maintenance dues. Guests pay a fair, transparent rate. Nobody's getting played, and nobody's giving up margin to a middleman.

These aren't mutually exclusive. Many owners list a full week on RedWeek for one trip, swap a week through Interval for another, and use Book My Points for the leftover points.
How priority works
Karma is the lottery weight. It's not for sale.
Higher karma = more lottery tickets = higher probability of an earlier queue position on each request. There's no "premium owner" tier and no way to buy your way to the top.

Karma equal to the hotel cost in dollars from their bookings.

Karma equal to your payout dollar value, deducted on verification.

From request to payout
Six steps, no surprises.

Apply once.
Tell us which programs you participate in. MVC owners complete the full application: proof of ownership, contact info, terms. Admin reviews in 48 hours.

Self-report your point balance.
Banking deadline, use year, current balance. We use this to filter which requests notify you. Point balance doesn't affect lottery priority — that's determined by karma, earned through referrals.

Wait for matched requests.
When a guest's request is eligible for you, you're entered into a karma-weighted random lottery. The first owner has 15 minutes to acknowledge before it's available to the next; after acknowledgement, an exclusive ~1-hour window to draft a proposal.

Draft the proposal.
You see the guest's criteria and a points budget. You pick a specific resort + dates + room type within their constraints, and craft a proposal you can book. The guest reviews and confirms or declines with a reason.

Book + share confirmation.
Once the guest confirms, you book the reservation with your points and add the guest's name. Share the confirmation number with Book My Points. We verify it directly with the resort.

Get paid.
Once verified, the platform charges the guest. After the stay completes and the 14-day dispute window closes, you receive 100% of the hotel cost via ACH through Stripe Connect.
You can also decline any request offered to you — no penalty. A karma reputation penalty only applies if you acknowledge a request and don't actually craft a proposal. Acknowledging is a commitment to follow through.

- Payouts run 14 days after the guest's check-out — once the dispute window closes.
- 100% of the hotel cost goes to you. The booking fee is on top, paid by the guest.
- 1099-K issued at the IRS threshold ($600+/year). Stripe handles the form.
- Stripe processing fees are absorbed by Book My Points — they don't come out of your payout.
- No gift cards. No “platform credits.” No crypto. Real dollars in your real bank account.

We don't currently support: developer-direct points without ownership transfer to your name, points held in trust without your name on file, or programs not listed above.

What does “100% of the hotel cost” actually mean?
The hotel cost is your point balance × the program's points-to-dollars rate. That number is what you receive as your payout — no commission split, no platform tier cut. The booking fee on top is paid by the guest and funds the platform.
Do I have to take every request?
No. The lottery offers requests to you. There's no penalty for declining or ignoring. The penalty (default 500 karma) only kicks in if you acknowledge and don't follow through.
What if a guest cancels after I've already booked the room?
Before they confirm the proposal, the hold is released and you can cancel the reservation if you booked it. After confirming, the platform's refund policy (chosen by the guest) determines what happens. Bookings within 65 days of check-in are always non-refundable. We work with you on edge cases.
Do I have to talk to guests?
There's a chat thread for each booking. You can use it to clarify booking details if you want. The platform handles the heavy lifting (verification, payments, disputes).
What does this cost me?
Nothing up front. The booking fee is paid by guests, on top of your payout. Stripe processing fees are absorbed by Book My Points.
Will I get a 1099?
Stripe issues a 1099-K when you cross the IRS threshold ($600+/year currently). It's automatic. We don't see your bank info — Stripe does.
Can I refer other owners?
Yes — every owner has a referral code. Refer another owner, they get approved, they stay active, and you receive bonus karma. Referrals also work for guests (karma based on hotel cost).
